Choosing the Right Material
- Budget: With a limited budget, 3-tab shingles are the lowest price for mid-tier quality. With a more flexible budget, architectural and designer shingles are a great investment for your home.
- Climate: Metal roofs handle snow, wind, and rain very effectively, along with architectural shingles.
- Neighborhood: Will your HOA allow certain materials or colors?
Asphalt Shingles
3-Tab
The average lifespan of 3-tab GAF shingles are 15-20 years. As the most common and affordable option, asphalt shingles are a popular pick for roof replacements in North America. Although they are low maintenance, they do tend to wear out faster than other materials. The shingles are durable enough to withstand moderate weather conditions, but under extreme heat, heavy rainfall, or strong winds, the shingles life expectancy is shortened.
Architectural
Although GAF’s architectural shingles cost more up front, they have a longer lifespan than asphalt shingles. With longer warranties, more resistance, and a lifespan of about 25 to 30 years, architectural shingles are a great investment. When installed correctly and maintained with regular inspections, your curb appeal and resale value will increase for your home. Overall, Architectural shingles are a great upgrade from asphalt shingles in regard to all aspects of your home, especially if you live in an area with harsh weather.
Designer
Designer shingles offer the highest level of protection. If you are not restricted by budget, Designer shingles are the best long-lasting shingle to invest in. According to GAF, designer shingles are made the same as architectural and 3-tab shingles, but they mimic the look of cedar or slate and has a longer lifespan.
Flat Roofing
TPO (Thermoplastic Polyolefin): 15-20 years: The most popular choice for commercial buildings and is great for reducing cooling costs. This material is made from completely recyclable material.
EPDM (Ethylene Propylene Diene Monomer): 25-30 years: Also known as “rubber roofing” and is known for it’s excellent resistance to extreme temperatures. This option is the most cost efficient and easy to install.
PVC (Polyvinyl Chloride): 20-25 years: Mainly produced in a white color, TPO is made from UV-resistant polyvinyl. Although PVC is the most expensive option, it is the most durable.
Slate Roofing
By far the most durable, longest lasting, and expensive roofing option is slate roofing. Lasting between 70-200 years, it is the most durable material to use on a roof. Most historical buildings have slate roofing, so to preserve the nature of the building most will replace with the same roof as before. Unfortunately, not all homes can handle a slate roof. Due to the heavy material, only certain structures can carry this type of roofing system.
Metal Roofing
With beauty, strength and affordability, metal roofing (Timbersteel) is the top of the line system that lasts for 50+ years. Not only is it very easy to install for contractors, but also has special warranties offered under GAF. This system reflects solar heat, which reduces cooling costs over time.
Factors that affect Lifespan
- Installation Quality: Making sure a reputable company installs your roof makes a big difference on the longevity of your investment.
- Maintenance- Regular inspections
- Climate- When shingles are exposed to harsh UV rays, extreme cold or heat, high winds, or heavy rain- these can all significantly impact a roofs durability.
- Drainage- Flat roofs in particular are susceptible to water pooling due to inadequate drainage. This can cause a shorter lifespan along with significant damage.
